WHEDA Home Improvement Loans feature below-market, fixed interest rates with no prepayment
penalty. With up to fifteen years to repay the loan, you can fit your payment to your budget.
There's no equity requirement, so you can get money for your improvements no matter how
much you still owe on your mortgage.

Do I qualify for a WHEDA Home Improvement loan?
You probably do if you can answer "yes" to two questions;
(1) Do you have good credit and a steady income?
(2) Is your income less than the WHEDA limit for the county where you own a home?

What are the loan terms?
You may borrow up to $17,500 for one to fifteen years, and include the fees in your loan. The loan
is secured by a mortgage on your home. WHEDA will approve your loan within one day of
receiving a complete application from your lender. Work
must be completed within six months of approval. You must receive approval on your loan before
starting work.

What kinds of improvements can I make?
Make any non-luxury improvement to your home including:
• Repair a roof or foundation
• Replace windows
• Install siding and insulation
• Update plumbing and wiring
• Replace a furnace
• Remodel a kitchen or bathroom
• Add a room or garage
• Repair or replace a driveway

What types of homes qualify?
Use WHEDA Home Improvement for a one- to four-unit structure at
least ten years old. You must live in the home. Mobile homes do not qualify.

Can I remove lead-based paint from my home?
Yes. Older homes sometimes have lead-based paint that can cause a health hazard to young
children. Use WHEDA Home Improvement to remove or control lead paint in your home.

How do I get started?
(1) Talk to a participating lender to see if you qualify.
(2) Get bids and estimates for the planned improvements, but don't start the work until
the loan is approved.
(3) Take the bids to your lender and complete an application
